When Buying a New Home – Use an Experienced Realtor®.

This was a real find for us.  Nestled in the best area of Deland sits Wellington Woods.  This is new construction by D.R. Horton.  It was a pleasure working with this builder.  The buyer loved the model home and it was for sale. 

We were able to negotiate a deal with the builder that frankly, was the best I have ever been able to do.  Buyers will often go to a builder and think that they are going to negotiate a better deal than a Realtor. It is usually just the opposite!  A savvy Realtor knows when a builder can and will discount.  He knows which areas are ‘hot’ and you’re not going to get them to drop so then you are trying to get them to do some add-ons or pick up additional closing costs.  He sees and knows the signs that indicate that an area is preparing for growth.  This area of Deland is that area. 

Builders are constantly contacting us because the buyer we bring is pre-approved and ready to buy.  90% of the people they see on a daily basis are ‘tire kickers’.   I receive 50 plus invitations from builders to events on a weekly basis.
